What is a Form 36 and when is it used?

A Form 36 (Notice of No Pool Safety Certificate) is used when a property with a pool is sold without a current certificate. The seller gives it to the buyer before the contract is entered into, and to the QBCC before settlement. It doesn't exempt the pool from the standard: the buyer then has 90 days after settlement to get a Form 23. Read our Form 36 guide.

Why do older Redcliffe homes fail more often?

Many properties near the Jetty and Settlement Cove were built well before the current standard. Mature trees, landscaping and older boundary fences often create non-climbable zone problems that weren't an issue when the pool went in. Each case is assessed on its own, and the most cost-effective fix is recommended.

I'm buying a Redcliffe property with a pool. Can you check it before settlement?

Yes. With the owner's permission, we can inspect the pool before you buy. Because it is a full inspection, it ends with either a Form 23 certificate or a Form 26 nonconformity notice, so you know exactly where the pool stands. If you buy with a Form 36 instead, we can inspect after settlement within your 90-day window.
