How often does my Margate rental need a Form 23?

A pool safety certificate is valid for one year if the pool is shared, such as at a unit complex, or two years for a pool at a standalone house. I help landlords and property managers keep track of renewal dates so certificates don't lapse.

Do I need a new inspection when my tenants change?

Not if your certificate is still current. A current certificate is needed before entering into a lease, so if it has expired or is close to expiring, book an inspection before the new tenancy starts.

I'm buying a Margate property with a pool. Can you check it before settlement?

Yes. With the owner's permission, we can inspect the pool before you buy, and it ends with either a Form 23 certificate or a Form 26 nonconformity notice. If you buy with a Form 36 instead, you have 90 days after settlement to get a certificate, and we can inspect within that window.
