Local Knowledge

A Bayside Suburb With a Bit of Everything

Deception Bay has a real mix of housing, from older brick and fibro homes near the foreshore to newer estates further back from the water. That means a real mix of pools too, from in-ground pools that have been there for decades to newer builds with glass fencing.

It is also a suburb with a lot of rental properties. A current pool safety certificate is needed before a lease is entered into, so landlords and property managers here need inspections booked well before a new tenancy begins.

What We Check

Common Issues in Deception Bay

Rental Properties

Inspections booked around lease dates, with the Form 23 lodged with the QBCC the same day the pool complies, so a new tenancy isn't held up.

Older Pool Barriers

Older fences are checked for worn hinges, rusted latches, gaps that have opened up underneath and posts that have moved over time.

Portable & Above-Ground Pools

Portable and above-ground pools that can hold 300mm of water or more need a compliant barrier too, and are checked the same way as an in-ground pool.

Every Deception Bay Inspection Includes

  • A full check of the pool barrier against the Queensland pool safety standard
  • Form 23 pool safety certificate issued and lodged with the QBCC the same day when the pool complies
  • Video repair guidance with every Form 26 nonconformity notice, to pass on to your tradie
  • Inspection by Neil Sharp, QBCC Licence PS15235214

Deception Bay FAQs

Your Questions Answered

Do I need a pool safety certificate to rent out my Deception Bay property?

Yes. Before you enter into a lease for a property with a pool, you need a current Form 23 pool safety certificate. For a house with its own pool it is valid for two years, and for a shared pool, such as in a unit complex, it is valid for one year.

Does an inflatable or above-ground pool need a fence?

If it can be filled with water to a depth of 300mm or more, yes. It needs a compliant barrier and must be registered with the QBCC, just like a permanent pool.

Is a reinspection free in Deception Bay?

Yes. Deception Bay is inside our free reinspection area, so if your pool gets a Form 26 nonconformity notice, one reinspection within the 3-month window is free once the listed items have been fixed.

I recently used Brisbane Pool Safety for a pool certification/compliance for an install that we did inside an existing pool fenced area. I found the advice and technical support to be great, and Niel's pragmatic approach to assist in ensuring the build was efficient at the same time compliant was excellent.
